Kimberley Real Estate Market Update, July 2026

July brought another steady month for the Kimberley real estate market. While we saw fewer new listings and sales compared to this time last year, inventory also remained lower, and homes continued to sell relatively quickly. Overall, the market continues to favour well-prepared buyers and sellers who understand current conditions.

New Listings

A total of 17 residential properties were listed within Kimberley city limits in July, down 15% from the 20 new listings we saw in July 2025. Fewer new listings means buyers had slightly fewer fresh options entering the market throughout the month.

Sales Activity

There were 16 completed sales in July, also down 15% from the same month last year. While sales volume softened slightly, it's important to remember that Kimberley is a relatively small market, so monthly numbers can fluctuate from year to year. One or two additional sales can make a noticeable difference in the statistics.

Inventory Remains Limited

At the end of July, there were 67 active residential listings available in Kimberley, compared to 85 at the same time last year, a decrease of just over 21%.

Lower inventory means buyers have fewer homes to choose from, especially in certain price ranges. For sellers, limited competition can be an advantage, particularly when a home is priced appropriately and presented well.

Homes Are Selling Faster

One of the more notable changes this month was the average time it took to sell a home. Properties sold in an average of 51 days, down from 76 days last July, a decrease of nearly 33%.

This tells us that while buyers are taking a thoughtful approach, they're still ready to move when the right property comes along. Well-priced homes in good condition continue to attract attention.

Sale Prices Remain Strong

Sellers received an average of 96% of their asking price, virtually unchanged from last year's 96.19%. This suggests that buyers and sellers continue to meet at realistic price points, with neither side holding a significant advantage in negotiations.

The report also shows that both average list prices and average sale prices increased by nearly 8% compared to July 2025, reflecting continued strength in home values despite lower sales activity.

What Does This Mean for Buyers and Sellers?

Kimberley's market continues to look balanced. Inventory is lower than it was a year ago, homes are selling more quickly, and prices have remained resilient. Although there were fewer transactions this July, demand hasn't disappeared. Buyers are simply taking a more measured approach, and properties that are priced well and marketed effectively continue to stand out.
