Kimberley Real Estate Market Update: August 2026

August brought a quieter month for real estate sales in Kimberley, but there are some interesting numbers behind the headline stats.

We saw fewer new listings and fewer sales compared to August of last year, while the homes that did sell moved considerably faster and achieved a higher percentage of their asking price. Inventory also remains below last year's levels, giving us a market where buyers have options, but not an abundance of choice.

Here’s a closer look at what happened in the Kimberley real estate market in August 2026.

NEW LISTINGS WERE DOWN 9.5%

There were 19 new residential listings in August, compared with 21 in August 2025, a decrease of 9.52%.

Looking at the year so far, this isn't just an August trend. From January through August, 162 new listings came to market, compared with 179 during the same period last year.

For buyers, fewer properties coming to market means there may be less selection, particularly if you're looking within a specific price range, neighbourhood or property type.

For sellers, lower listing activity can mean less competition. That doesn't mean every property will sell quickly, though. Pricing, condition and presentation are still important when buyers are deciding which homes deserve their attention.

SALES SLOWED, WITH 8 HOMES SOLD

There were 8 residential sales in August, down from 12 in August 2025. That's a year-over-year decrease of 33.33%.

Year to date, Kimberley has recorded 105 sales, compared with 120 during the same period in 2025, a decrease of 12.5%.

So while August itself was noticeably quieter, the year-to-date numbers give us a little more perspective. Sales activity is down compared with last year, but not by as much as August's 33% decline might suggest on its own.

This is also a good example of why I like looking beyond one individual statistic. Eight sales is a relatively small sample, and a handful of transactions can make month-to-month and year-over-year percentages move quite dramatically.

INVENTORY REMAINS LOWER THAN LAST YEAR

At the end of August, there were 58 active residential listings, compared with 75 at the same time last year. That's a decrease of 22.67%.

The report also shows 4.43 months of inventory, down from 5.26 months in August 2025, a decrease of 15.77%. Over the last 12 months, the market has averaged approximately 13 sales per month.

Months of inventory helps give us an idea of the relationship between the number of homes available and the current pace of sales. In simple terms, Kimberley has fewer homes available than it did a year ago, and the available inventory represents a little over four months of supply based on recent sales activity.

For buyers, that means there are still choices available, but depending on what you're looking for, you may need some patience while waiting for the right property.

HOMES THAT SOLD, SOLD MUCH FASTER

One of the most notable August statistics was days on market.

Homes that sold in August spent an average of 31.38 days on market, compared with 88.5 days in August 2025. That's a substantial decrease of 64.55%.

The year-to-date numbers are less dramatic, but they're still moving in the same direction. So far in 2026, sold properties have averaged 64.24 days on market, compared with 72.93 days during the same period last year, an 11.91% decrease.

Again, with only eight sales during August, I wouldn't use the 64% change by itself to say that every home is suddenly selling dramatically faster. What it does tell us is that the homes that successfully sold during August moved relatively quickly.

For sellers, that's another reason why your strategy from day one matters. Buyers may be selective, but they can also move quickly when the right property comes along.

SELLERS RECEIVED 97.74% OF LIST PRICE

The average sale-to-list price ratio increased in August.

Sellers received an average of 97.74% of their list price, compared with 95.44% in August 2025, an improvement of 2.41%.

Year to date, the average is 96.58%, compared with 95.66% last year.

This is an important number for sellers because it reinforces the value of getting the initial pricing strategy right. A higher sale-to-list ratio doesn't necessarily mean buyers aren't negotiating. Rather, it gives us another piece of information about where successful sales are landing relative to their asking prices.

AVERAGE SALE PRICE INCREASED, BUT CONTEXT MATTERS

The average sale price in August was $614,000, compared with $473,325 in August 2025, an increase of 29.72%.

The average list price of homes that sold was also higher, increasing from $496,208 last August to $624,550 this August.

Those are big percentage changes, but this is where context is especially important.

With only eight sales in August, the types and price points of the homes that happened to sell can have a significant impact on the monthly average. A higher average sale price doesn't automatically mean that an individual Kimberley home increased in value by nearly 30% over the past year.

The year-to-date figures provide a broader sample. Through August, the average sale price is $571,645, compared with $519,507 during the same period in 2025, an increase of 10.04%. The year-to-date average list price is $591,234, up 9.26%.

That's why, if you're wondering what your home might be worth, I would always look at comparable properties and the specifics of your home rather than applying a city-wide percentage to it.

WHAT DOES THIS MEAN FOR KIMBERLEY'S MARKET?

August gives us a bit of a mixed picture, which is exactly why looking at several statistics together is so useful.

We had fewer sales and fewer new listings, but we also finished the month with less active inventory than last year. The homes that did sell moved significantly faster, sellers achieved a higher percentage of list price, and both monthly and year-to-date average sale prices were higher than their 2025 comparisons.

For sellers, this isn't a market where I'd assume that simply putting a home up for sale will produce a quick result. Buyers still have choices and sales volume is lower than last year. A thoughtful pricing strategy, great presentation and strong marketing matter.

For buyers, fewer active listings can mean waiting for the right opportunity. When a well-priced property does come along, August's days-on-market numbers are a good reminder that it may not sit around forever.

Most importantly, real estate is very specific. The market for a detached home in town can behave differently from a condo, vacant land or a resort property. City-wide statistics are a useful starting point, but they're not a substitute for looking closely at the segment of the market that applies to you.
