Kimberley Real Estate Market Update: September 2026

Kimberley Real Estate Market Update: September 2026

September brought a quieter pace to the Kimberley-area real estate market, with fewer homes selling than this time last year. At the same time, several of the numbers that matter to buyers and sellers improved, including days on market, sale-to-list price ratios, and average sale prices.

So, what do the numbers actually tell us?

September at a Glance

According to data compiled by the Association of Interior REALTORS®, the September 2026 market report covers Alpine Resort Area, Kimberley and Marysville, for residential properties priced above $100,000 (to omit ¼ share properties from results).

Here are the key numbers:

  • 25 new listings, unchanged from September 2025

  • 6 homes sold, down 57.14%

  • 66 active listings, down 10.81%

  • $543,000 average sale price, up 13.03%

  • 98.26% average sale-to-list price, up 5.42%

  • 44.33 average days on market, down 50.90%

  • 5.32 months of inventory, up slightly from 5.22

Fewer Sales, But Faster Sales

The biggest headline from September is the drop in sales activity.

Only 6 homes sold, compared with 14 in September 2025. That's a 57% decrease year over year.

However, the homes that did sell moved considerably faster. The average time to sell dropped from 90.29 days to 44.33 days, a decrease of almost 51%.

That's an interesting combination. There were fewer transactions overall, but properties that attracted buyers were moving much more quickly.

For sellers, this reinforces the importance of getting the pricing and presentation right from the beginning. For buyers, it is a reminder that even in a quieter market, the right property can attract attention and move quickly.

Buyers Have Fewer Options Than Last Year

There were 25 new listings in September, exactly the same number as September 2025.

However, overall active inventory was lower. There were 66 active listings at the end of September, compared with 74 last year, representing a decrease of 10.81%.

So while new properties are still coming onto the market, the total number of available homes remains below last year's level.

The report shows 5.32 months of inventory, compared with 5.22 months last September. That's a very small increase, suggesting that the reduction in sales activity has helped offset some of the decline in overall inventory.

Sellers Are Achieving Stronger Prices

Another notable change is the average sale price.

The average sale price in September was $543,000, compared with $480,421 last year. That's an increase of 13.03%.

The average list price also increased, from $511,964 to $552,467, up 7.91%.

It's important not to look at the average sale price in isolation. Average prices can move up or down depending on the mix of properties that sell during a particular month. Still, the increase in the average sale-to-list price ratio provides another useful piece of the puzzle.

Homes Are Selling Closer to Asking Price

Sellers received an average of 98.26% of their asking price in September, compared with 93.21% last year.

That's a meaningful improvement.

It suggests that buyers are still willing to pay close to asking price when a property is appropriately priced for the current market.

For sellers, this is encouraging, but it doesn't mean that any property will automatically achieve 98% of list price. Pricing strategy still matters. So does condition, presentation, location and how a property compares with the other homes currently available.

What Does This Mean for the Kimberley Market?

September's numbers paint a mixed but interesting picture.

Sales activity was significantly lower than last year, but the properties that did sell moved faster and achieved a much higher percentage of their asking price. Inventory is also lower than it was a year ago, while the average sale price was higher.

For buyers, there are opportunities, but selection is still relatively limited compared with last year. Being prepared and knowing what you're looking for can make a big difference when the right property comes along.

For sellers, the numbers show that buyers are still active when the property is priced and positioned well. The combination of 44 days on market and a 98.26% average sale-to-list ratio is encouraging.

Looking Ahead

The September market is a good example of why it's important to look beyond a single statistic.

A drop in sales doesn't tell the whole story. When we look at inventory, days on market, sale-to-list ratios and pricing together, we get a much clearer picture of what's actually happening.

If you're considering buying or selling in Kimberley, Marysville or the surrounding area, I'd be happy to help you look at the numbers specific to your neighbourhood and property type.
