The Kimberley real estate market is off to a steady start in 2026. While January is typically a quieter month, the latest numbers give us a useful look at how the local market is behaving early in the year.

These statistics reflect residential real estate sales within Kimberley city limits, and while one month does not define the entire year, it helps set expectations for buyers and sellers moving forward.

New Listings Increase in Kimberley

January saw 16 new listings come to market, which is double the number we saw in January of last year. This suggests that more homeowners are feeling confident about listing their property earlier in the year rather than waiting for the spring market.  Although buyers have slightly more choice, inventory levels remain reasonable, meaning pricing and presentation still play a major role in how quickly a home sells.

Sales Activity Slows Seasonally

There were 8 homes sold in Kimberley in January, representing a decrease of about 38% compared to last year. This slowdown is largely seasonal and typical for winter months, rather than a sign of reduced buyer interest.  Buyers are still active in the Kimberley housing market, but they are taking a more measured and thoughtful approach.

Kimberley Housing Inventory Remains Tight

Active inventory sat at 67 homes, down nearly 13% year over year. Even with an increase in new listings, overall supply remains relatively tight, which helps keep the market balanced and supports property values.  This level of inventory continues to create a market where well priced homes attract attention quickly.

Homes Are Selling Faster

One of the most noticeable changes this month is days on market. Homes sold in an average of 47 days, down significantly from over 100 days in January of last year.  This shows that homes which are priced appropriately and presented well are still selling efficiently, even during a slower winter market.

Sale Prices and Negotiation Trends

Average sale prices increased year over year, and sellers are continuing to achieve strong results. Homes sold for an average of 95.5% of list price, an improvement of just over 3% from last January.  This indicates that pricing expectations between buyers and sellers are aligning more closely.

That said, the numbers from December still tell an important story about where our market stands heading into the new year.

December 2025 Kimberley Real Estate Market Highlights

• New listings were down more than 58 percent compared to December of last year. Fewer homes came to market, which continued to tighten overall inventory.

• Sales activity also slowed seasonally, with 50 percent fewer homes sold compared to last December.

• Average sale prices increased significantly year over year, up just over 23 percent to $667,380, showing that property values remain strong despite lower activity.

• Homes sold faster than they did last year. Average days on market dropped by about 11 percent, landing at 63 days.

• Sellers continued to hold their value. Homes sold for an average of 97.6 percent of list price, slightly higher than last year.

• Active inventory sat at 46 homes, down roughly 37 percent year over year.

November Market Update. What’s Happening in Kimberley Real Estate?

November brought some interesting shifts to the Kimberley market, and while things are still moving at a steady pace, we’re also seeing the effects of lower inventory and more selective buyers. Here’s a breakdown of what happened and what it means if you’re thinking about buying or selling.

Sales stayed steady, but new listings dropped

We saw 13 homes sell in November, exactly the same number as last year. What changed was the number of new homes coming to market. New listings dropped by more than 20 percent, which means buyers had fewer choices and sellers faced less competition.

When listing activity slows down like this, the market becomes tighter. Even in a more cautious environment, reduced inventory can help support pricing.

Prices continued to climb

Both the average list price ($556,134) and the average sale price ($512,538) increased from last year. List prices rose by almost nine percent and sale prices rose by more than seven percent. Despite a more balanced and slower moving market overall, Kimberley continues to hold strong on value.

This tells us that buyers are still willing to pay for well maintained or well presented homes, especially in desirable neighbourhoods.

Homes sold faster this November

One of the most notable changes was days on market. Homes took about 95 days to sell compared to 120 days last year. That’s a significant improvement and a sign that buyers who are active are genuinely motivated.  Even though we’re not in the ultra fast market we saw during the pandemic, properly priced homes are still attracting attention and moving in a reasonable timeframe.

Inventory tightened significantly

Active listings dropped by more than 30 percent, bringing months of supply down from 5.16 to 3.57. When supply shrinks this quickly, the market becomes more balanced and can even lean in favour of sellers in specific price brackets.

For homeowners who are considering listing in the new year, this is encouraging. Less competition means your home has a better chance of standing out.

Buyers are still negotiating

The sale to list price ratio dipped slightly, from 92.63 percent to 91.57 percent. This shows that while prices are holding, buyers are still expecting some negotiation room. Accurate pricing is important. Overpricing will lengthen your days on market and ultimately work against you.

New listings were down by about 21% compared to October 2024, while the number of homes sold increased by nearly 17%. That combination means buyers are still actively looking, even though there are fewer options to choose from.

Active inventory dropped to 98 homes, which is down about 18% from last year. This reduced supply has helped maintain healthy price levels across the board.

Pricing and Market Balance

The average sale price in Kimberley in October was approximately $568,000, representing a 15% increase from the same time last year. The list-to-sale ratio averaged 95.4%, showing that while buyers are negotiating a bit more, sellers who price strategically are still achieving strong results.

Homes are spending a little more time on the market, with the average days to sell now around 74 days, up slightly from last year. This is consistent with a market where buyers are taking time to make confident decisions, but well-prepared listings continue to perform well.
